Commercial Paving

Plazas, multifamily complexes, medical campuses, HOA roads. Big jobs phased around your traffic so the property keeps doing business while we work.

A commercial surface fails differently than a residential one. Daily delivery trucks, dumpster pickups, customer turnover, and the slow grind of weather all hit it harder, and when something cracks or sinks it's not just an eyesore, it's a slip-and-fall risk and a tenant complaint. We do the heavy work that commercial properties actually need: thicker lifts, proper drainage, sequencing that respects the business hours of everyone on the property.

Owners, property managers, GCs, HOA boards, retail tenants, we deal with all of them and we're comfortable inside the kind of phased schedule a busy property needs. Quotes are itemized, change orders are explained before anything moves, and the punch list is walked with you before we pull the cones.

What the work covers

  • Pre-job site walk and a written scope you can hand to ownership
  • Sub-base rebuild and additional compaction for heavy load areas
  • Aggregate depth set to commercial spec, not residential default
  • Hot mix laid in lifts, rolled tight, edges hand-finished
  • Drainage corrections and tie-ins to existing storm structures
  • Phased pours with clear traffic plans and signage during the job
  • Coordination with your GC, electrician, landscaper, or striping sub if needed
  • Stall layout, ADA compliance, wheel stops, and final stripe work

The list of properties we've handled includes strip plazas, medical buildings, multifamily and HOA roads, school and church campuses, distribution sites, and rural manufacturing. None of them got the standard treatment. They got a plan that fit what they actually do.

What property managers tell us they like

COIs ready before the truck arrives

Liability, workers' comp, and any property-specific insurance riders sent over before we touch the site. No mid-job paperwork scramble.

Equipment to actually do big jobs

Pavers, rollers, mill, dump trucks, sweeper, the whole package. We don't sub out the heavy stuff to the cheapest available crew.

Calls returned, dates honored

Property managers track contractors who don't ghost. We know that. You'll get the same point of contact from quote to punch list, and you'll know about any change before the schedule slips.

Commercial paving FAQ

Plenty of our commercial work happens on weekends, after hours, or in the early morning before tenants open. We've poured restaurant lots between Sunday close and Tuesday lunch, and warehouse access roads in two-night runs. Just tell us when the property is least busy and we'll build the schedule around it.
Yes. We're used to plugging into a bigger build sequence. We coordinate with the GC, the electrician running conduits under the lot, the landscaping crew putting in islands, and the striping sub if you've already got one lined up. Our project lead stays in the loop with everyone so nothing collides.
Yes, in writing, on both materials and workmanship. The exact terms depend on the scope and are spelled out in your estimate before you sign anything. We'll also leave you with a maintenance plan so the asphalt actually reaches the lifespan we're standing behind.
All of it. Stalls, accessible spaces, fire lanes, directional arrows, wheel stops, ADA-compliant ramp transitions, and sign post placements. Everything is part of the same job and shows up on the same invoice.
